Master ImageYou have decided to sell your home, and you want it to happen fast. Or better yet, you expect to get a good price! Before you start the viewings and inspections, there are a few steps you should take to save time and money. Discover our 5 tips to sell your property on the best terms... and without it becoming a money trap for you.

Once your home is on the market, take every opportunity to close the transaction as quickly as possible. We will explain how to sell quickly and sell well.

1. Make an estimate of the "fair price" for your property.
An appraisal that does not reflect the local real estate market price risks delaying the sale of a home. In a real estate transaction, what matters is not so much the price at which you bought your home or condo (although a "capital gain" is always welcomed!), but how much it is worth today. In most cases, properties that take the longest to sell are overvalued and do not meet local demand.

Remember, selling a property priced above market value takes longer. Meaning you will continue to pay costs (property tax, maintenance, insurance, fees...) for a property in which you may not even live in anymore. For this step, we recommend speaking to an expert real estate agent that will be able to better guide you in pricing your property for a successful sale.

2. Pay attention to the presentation of your house.
Pay attention to the first impression, it is often the right one! Selling real estate is no exception. In the first 90 seconds of a visit, a buyer decides what they want. In other words, without turning your home into a "show home," clear away as much clutter as possible. Home staging is not just a trend. A neatly organized property will attract more buyers. Prepare to sell, make the necessary repairs, and do a little cleanup before the first showings.

3. Depersonalize your house.
It's important to "neutralize" the interior of the property you are selling as much as possible. This is because potential buyers may not share your taste in decor. Not to mention that it is easier for a potential buyer to imagine themselves in a "generic" house than in an interior that is heavily marked by the traces of the previous occupant. The goal is to ensure that buyers can imagine themselves in each room.

4. Highlight the strengths of your house.
Good weather favors home sales more than the rest of the year. But it can be a smart move to play the seasonality card. If your home has a fireplace, there's nothing like a nice fire to excite potential future buyers. Who doesn't like a good fireplace (especially if the visit is in the middle of winter)? And if you have a beautiful garden, do not hesitate to stage it (home staging also applies to the exterior of houses). In short, everything that represents "added value" and makes your house stand out from the other properties on the market, you should not hide, but on the contrary, proudly display!

5. Let people know that your house is on the market.
Ask your real estate agent to make your house visible in the digital media, be it on their website or on social networks. This will expand your reach, help you reach more people, and expand your opportunities.
